  • Are Rittenhouse Square Condominiums Becoming Passé? - Or more appropriately, could I possibly offend an entire subset of Philadelphia Condominium owners if I continue? I think the possibility of both is worthy of consideration. Rittenhouse Square, named after David Rittenhouse- a somewhat famous, if not boorish Philadelphia historic figure of note, has been the destination for those upper tier Philadelphia condo buyers for many years. With the arrival of 1830 Rittenhouse Square in 1912, "The Square" has been home to many Philadelphians seeking a lifestyle rife without the burden of yard work, roof work, or many of the mundane maintenance items that fill the daily lives of their suburban contemporaries.
  • History of Downtown Philadelphia - Over the past 20 years, I have been helping folks buy and sell Center City Philadelphia Real Estate. As a Center City condo owner myself, I have come to learn alot about the history of the Real Estate here in town. I'd like to share some interesting information about some of my favorite areas for buying condos: Society Hill, Rittenhouse Square, and Delancey Place. Society Hill ~ As you might think the name implies, it's neither an elevation nor the site and badge of social position. It's actually named for the Free Society of Traders to whom William Penn made liberal concessions of land and privileges. A sawmill, a glasshouse, and a tannery made up its assets in 1683. In the 18th century, Society Hill was removed from the avenues of commerce and given the residential character it retains today.
  • The Tortoise or The Hare - Which Describes Philadelphia Real Estate Best? - Philadelphia, situated between New York and Washington, DC, is often overlooked by many as the thriving, vivacious city that it truly has become. Philadelphia may not attract investors like Miami, Las Vegas, or some hot spots in California might. You won't find our streets littered with movie stars, paparazzi or neon lights. Most folks here in Center City Philadelphia probably don't have our own swimming pool or driveway either. Poor, poor Philadelphia.... Oh, and soaring, monthly double digit appreciation in home values? No, we don't get much of that either. This sorry backwoods of an urban area suffers from such neglect. Bummer, eh? Uh, no. Not in the least.
  • Even With it's Crappy Reputation, Many Folks See Philadelphia as the Great City it is! - As a longtime downtown (Center City) resident, I know a few things to be true and correct: 1) Philadelphia is not as bad as Philadelphians (et al) say it is 2) I have honestly yet to hear someone say that they regret having moved into the Center City Philadelphia area When I first moved from Philly back in 1987, I remember walking behind a well dressed older couple when I overheard the husband tell his wife to "secure her handbag...
  • Nowadays Philly Condos Are Probably Not All Ripe for Flipping - As a Center City realtor in the downtown Philly area for over nineteen years, I am often asked whether or not a certain condo-be it an Old City loft, or a Rittenhouse Square penthouse, is "flip-worthy". Often times the answer is yes, but more often than not, the answer is no. There are a number of deterrents which may limit one's ability to flip a condominium in the downtown Philly area, and make a profit.
  • See You In Philadelphia! - The historic City of Philadelphia offers a broad range of lodging options to tourist. These options cater to election of choices base on taste and/or budget. Philadelphia, the largest city in Pennsylvania, boasts of its historical significance as the birthplace of the United States – where both the Declaration of Independence and the Constitution of the United States were signed. Few cities in the United States can, thus, match its historic attractions. Every year, millions of tourists thrill to the sight of the Independence Hall and the Liberty Bell. Many visitors likewise enjoy touring Carpenters' Hall and Congress Hall, where Benjamin Franklin, Thomas Jefferson, and other early leaders laid the foundations of the then-new nation.
  • Final Walk-through lessons from a Philadelphia Realtor - I have been a Philadelphia realtor for more years than most trees have had leaves. I have seen a lot, and few things surprise me. One thing that is a surprise or a disappointment to many buyers though, is the condition that their new, say Rittenhouse Square condominium, or Society Hill loft, is in when they do their final walk-through on settlement day. Pennsylvania contracts for real estate generally say that the parcel needs to be in broom-swept clean condition, normal wear and tear accepted.
  • Will you take that low ball offer on your Center City Condo? - ...Is It better to be looked over, than over-looked? In a perceptually softening real estate market, is it better to have a low ball offer on your Center City condo, than no offer at all? From Old City, to the Art Museum area, I am becoming more acquainted with buyers looking to "steal" a condo that may be lingering on the market.
  • Get a New Listing Agent! - How long should you keep your unsold property with the same agent? In a perceptually softening market, it is not uncommon for a listing to linger on the market for quite some time. I recall back in the late 1980's, when the market was softer than a freshly roasted marshmallow, we had a saying that it was always best to be someone's First Love, Second Wife/Husband, and Third Listing Agent. It seemed that such a designation got the results one was looking for. I honestly don't know about the Second Wife/Husband part, but I do agree with the other two designations. I know from personal experience that listings have a tendency to get stale, or perhaps attitudes about particular listings grow old with time.

  • Are the amenities in that High Rise Condominium Really Amenities? - Like any good real estate junkie, I need my fix on Sunday afternoons. The sight of an inverted metal "V" sign alongside the street, with balloons bobbing in the wind, is sure to put a smile on my face. My specialty is the "high rise" Open Houses. I love to see how various lobbies are decorated, and to snicker at what the well meaning sales agent is trying to pass off as luxurious, or perhaps spacious. Having graduated I've Seen a Lotta' from Open House College (I gave myself that designation after some twenty years of service), I believe it is fair to call a converted maids closet...a converted walk in closet, but not a gym.

  • Love of the Urban Lifestyle - Is the trend that started after WWII of moving to the suburbs reversing itself? In part, at least here in downtown Philadelphia, one might guess that would be the case. Empty nesters see, to be making a migration back into the City which is putting Philadelphia Condominiums on the move. This phenomena is not just happening in our fair city, but is happening all over the globe as folks seem to be simplifying their life styles and choices. Let's focus on the baby boomers for a moment.

  • Why You Should Consider Purchasing A Metal Bunk Bed - When I think of metal bunk beds, I think of my dorm room back in college. My roommate and I had square tubular metal beds that we were able to stack one on top of the other. These beds had no style to them, they were square steel tubes and the frames were welded together so that everything was perfectly square. I guess it fit right in with the rest of the room decor; we had cinder block walls and poured concrete for the floor and ceiling. The only thing differentiating it from a jail cell was that there were no bars on the windows. Fast forward a few years and things have come a long way, although not in the dorm rooms.
